KNOWLE SHOPPING PRECINCT – PLANNING APPLICATION PUBLISHED


Following the public exhibition held before Christmas, the owners of the Precinct have now submitted a planning application to the Council.  This follows the usual informal discussions between the developers and Council Planning Officers.  These identified a range of key points for the applicant to take into consideration before any application.  They included:-

  • concerns from a design, heritage and highways perspective regarding the small area of car parking off Dell Farm Close and potential loss of vegetation/tree cover.
  • the amenity of existing and new residential occupants. This will need to factor into the types of commercial uses, opening hours, flue extraction etc.
  • a requirement for a parking survey. This has been provided in the ‘Transport Statement’ accompanying the application.

There are 36 documents forming the application, some of which are very technical.  The most useful are probably:-

  • the ‘Design & Access Statement’, and
  • the ‘Planning Statement’
  • as well as artistic impressions of the intended appearance of the site in the ‘Image Views’ document.

The Society will be reviewing the application carefully to ensure that it meets the needs of the community and working with the KDBH Forum to ensure that it meets the terms of the Neighbourhood Plan and other planning legislation.  It is important that any identified concerns are resolved. This will take some time due to the importance of the Application and the size of some of the documents submitted in its support.

To be most effective, comments need to be clear and specific and, if possible, refer to one of the documents forming part of the application.
